Krishna Nagar was the first project of DLF in New Delhi. Due to the Delhi
Development Act of 1957, which stated that government would take control of all
property development activities in the city, DLF faced a setback. This was a
huge challenge to DLF, which in turn aided its growth by expanding its wings.
DLF moved towards the suburbs of Gurgaon-a part of Haryana. Since this place
had a huge potential for commercial and residential property development, DLF
focused on that and achieved rapid growth.

Development
is the key to the progress and growth of a country or place. There are a few
visionaries who think way ahead and act in accordance. One such person was
Chaudhary Raghvendra Singh who founded the company Delhi Land and Finance in
1946 with an aim to develop residential facilities for the growing population
in the capital city.
BRIEF
INFORMATION ABOUT DLF
Chaudhary
Raghvendra Singh decided to build the first housing colony in New Delhi and
that was Shivaji Park. Later, on the realization of the growing demand for
residence in the capital city the company, DLF Limited, developed 22 urban
colonies between the years 1950 to 1964. Some of them are Hauz Khas, Model
Town, South Extension, Greater Kailash, Rajouri Garden, Krishna Nagar, etc.
Gradually
the city of New Delhi blossomed into well developed and reputed residential
zones and the company progressed in making more residential, commercial and
other projects. Soon, DLF was a name to reckon with for quality construction
and development in Delhi.
There
are many projects like Shivaji Park etc that have been expanded in phase form
to accommodate more residential complexes. Along with residential development,
infrastructure too developed that included Metro Rail, highways, and
expressways and so on. So in short, Delhi Land and Finance company was
instrumental in creating a well organized and advanced capital city.
As
per Delhi Development Act of 1957, the local government imposed a ban on private
investors and real estate developers. Due to these limitations, DLF decided to
buy land at a lower rate from the neighboring state of Haryana and this was the
first step towards the rise of Gurgaon, which has the most state of art
commercial complexes and residential colonies.
DLF
TODAY
The
vision of developing New Delhi with proper accommodation for all that was
envisaged by Chaudhary Raghavendra Singh has been taken ahead by his successors
and they are doing an equally good job by creating affordable and good homes in
various parts of Delhi. However, the concentration of development is in South
Delhi.
Currently,
the company is chaired by Kushal Pal Singh who is considered to be one of the
world’s richest Indian land developers. DLF have constructed many malls, hotels
and commercial complexes besides the residential colonies. They have created a
mega Cybercity at Gurgaon with good security, amenities and leisure activities
so that workplace can also be a fun place to be in and give the people ample
scope to relax as they work.
DLF
has always been conscious about maintaining the green environment and the
planning of their projects takes care of eco-balancing factor. Not satisfied
with building only townships and commercial spaces, DLF has ventured into developing
roads and infrastructure in and around Delhi. Their tie-up with Haryana Urban
Development Authority (HUDA) to construct an 8.3 km expressway aims at easing
the ever growing traffic woes due to increasing in population and vehicular
movement.
The
16-lane road will have 6 underpasses to diminish noise pollution and ease
commuting inconvenience. The expressway is a signal- free for continuous
movement of traffic. To avoid future digging of roads for public utilities like
sewage, drainage system etc the company has taken care to incorporate the same
during the construction of the road.
VARIOUS
PROJECTS OF DLF
Apart
from Delhi, DLF Ltd. has been active in creating landmarks in other metros as
well. They have built many commercial and retail spaces in Kolkata, Chandigarh,
Gurgaon, Lucknow, Indore, Panchkula, Jalandhar, Bhubaneswar and Chennai. In
Gurgaon and Bhubaneswar, the company has constructed ultra modern Cybercity
taking into consideration the growing demand for information technology (IT)
industry. The Cybercity in Bhubaneswar is designed by renowned architect Hafeez
Contractor and has “walk to work” accessibility.
There
are shops as well as office spaces and the location has easy connectivity with
all the major city attractions. As the population increases, so do the
vehicles. With the increase in cars on the road, there is always a dearth of
parking spaces. Making a note of this, DLF has built multi-level parking lots
in two places in New Delhi – Sarojini Nagar Market and Baba Kharag Singh Marg.
These help in ease the traffic congestion created due to lack of proper parking
places on the road.
For
the shopping enthusiasts, DLF has constructed many malls and retail outlets in
commercial complexes. The company is instrumental in encouraging business of
many brands that have opened shops in these elite malls. In Gurgaon, they have
built DLF World Tech Park spread on 44 acres which house offices of IT giants
like IBM, WNS, Genpact, Accenture, and others. In order to offer recreational
facilities to the employees, there is a SportsHub on 8 acres with 4 courts
dedicated to games like cricket, basketball, lawn tennis, and volleyball. This
is a good way to combine work with play.
ACTIVITIES
OF DLF
With
development and betterment of people on the mind, DLF has ventured into many
forays. All of these contribute a lot towards making Delhi and other places
where they take up projects a better place to live in. Amongst the various
activities of the company, there are steps towards green environment. DLF
undertook a unique venture when on the Earth Day in 2012 they transplanted 250
mature trees at DLF Golf and Country Club, pledging to protect trees and
environment.
The
company has filed to obtain 5 safety patents for safety methods that they
intend to implement in various commercial complexes and gradually apply them in
residential projects as well. The company has arranged CISF, considered as
India’s foremost industrial security unit, to guard the DLF Cybercity, thus
offering unmatched protection to the business houses.
In
order to help save and create energy, DLF has installed solar panels on the
rooftops of their commercial establishments. Security surveillance is of prime
importance to ensure that people living in a particular area lead a tension
free life. To achieve this, DLF5 was the first area in Delhi to have 18 CCTV
cameras installed on the roads besides the individual housing societies to
monitor the roads and neighboring areas for the safety of the residents.
DLF
is the first company to have private fire stations put up at DLF5 and Cybercity
to be equipped to battle fire hazards. A similar private fire brigade is also
set up at their property in Chennai. DLF Cybercity has the distinction of being
the first commercial hub to have a privately funded Metro service so that the
companies save on taxi-fleet that needs to be arranged for the employees. With
a track length of 5 km, the Metro covers around 6 stations on the route.
THERE
IS MORE TO DLF THAN REAL ESTATE
Apart
from all the above-mentioned activities, DLF has constructed automated
multi-level car parks at 2 aforementioned sites – Baba Kharag Singh Marg and
Sarojini Market. Jointly these parks have the capacity to station 2232 cars.
That sure solves a lot of parking issues in crowded commercial areas. The DLF
Cybercity in Gurgaon has a Cyber Hub that is a perfect place for entertainment,
fine dining and relaxing.
From
international and specialty cuisine of themed restaurants and pubs, the place
has it all. Besides the dining facilities, there is space specially reserved
for events like live concerts and theme festivals. In 2008, DLF were the first
to sponsor the Indian Premier League, a twenty20 cricket style that was newly
introduced that time. They paid approximately 200 crore rupees for 5-year
sponsorship stint.
DLF
has been a trusted name in the real estate field and their prestigious projects
are a proof of the claim. What started off as development facilities in New
Delhi has seen gradual branching out to other cities too. Residential colonies,
Golf courses, commercial complexes, hotels, malls, and infrastructure – DLF
have left their mark on every project that they selected. Finally, a dream
venture of Chaudhary Raghavendra Singh has come a long way and carved a niche
in the capital city as well as other parts of India.
